I have lived in a townhouse for the last three years, with no problems with my automatic, remote-controlled garage door openers.

We spend the month of February in Florida, and early in the month a neighbor sent us a text telling us that our main garage door was open (she knew we were out of town). Thinking nothing of it, we told her to close the door for us and exit the house by a secret means.

Two days later, same thing, different neighbor.

So I enlisted the help of a nearby friend, getting him to actuate the lock on the door, which he did.

We got back on March 1. I unlocked the garage door and we used it as usual. Three days later, sitting in our living room, we hear the garage door opening. Now it seems to happen at totally random times, maybe once every other day. I lock it out when we go to bed and unlock it when we leave the house, but last night when we came home from bowling, it was open again.

Our garage door looks out on a big open field. The houses behind us are a good hundred yards away, and there is no "thru traffic" in our rear parking area, so I don't think it can be pranksters, or somebody else's electronic code actuating the door.

Can any of our correspondents think of a cause, other than a ghost? (I could get the house blessed by a priest, I suppose).

/----/ Something man made is triggering the door opener. It could also be a short.

I think it's probably someone else's opener opening yours because they are on the same frequency.
 
It could be a ghost…

Or it could be someone using the same frequency
 
I'd go with electrical gremlins like cellblock mentioned.

I suppose it could be someone on the same frequency. But you mentioned the nearest house being a hundred yards away and no thru traffic.

I probably would have told them to power off the door mechanism then release the chain mechanism so that the door can be operated manually.

Two days later, same thing, different neighbor. So I enlisted the help of a nearby friend, getting him to actuate the lock on the door, which he did.
I definitely would have killed the opener and put the door back on full manual until I got home.

Your problem appears obvious--- it sounds like one of your limit switches is out of adjustment. It is there so that if the door closes on your car or perhaps a child, it will sense the resistance, stop and reopen. If their adjustment drifts or becomes loose, etc., they can cause your door to malfunction, maybe open suddenly for no reason or maybe not stay closed at all.

Well this an electrical fault/anomaly, no doubt really that that's the cause. It could be there's another home nearby that just so happens to have a control that is the same channel and same code as yours, if they're far away enough then it could intermittently trigger yours sometimes but not others times, the signal as seen by your system could be weak but just enough to sometimes be recognized.

That's my initial thoughts here, it is possible to alter the channel and stuff so just tweaking that might work. Maybe consider an upgrade, a newer system, if the one you have is aging then this might be an opportunity to upgrade.

I installed new openers last year at my house (we have for electrically openable garage doors) and the new model we got was amazing.

It has backup batteries in it, so even during a power outage you can open/close up to about ten times. It has a built in electronic bolt so when the door closes the bolt locks and there's no way to prize open the door from the outside. It also has an outdoor keypad where pressing simply "Enter" will close all doors that are open.

The system is made by LiftMaster and took the guy about a day to rip out the old motors and install the new ones.

 
I have a thread on here somewhere... I raised my children in an absolute haunted house. Made believers out of more than one unbeliever. It was quite active at night, certainly not every night, but often enough that if you spent much time there at night. You would experience something

If it's an electronic door, could be the electronics.
I've heard tell of many of this kind of story with electric door openers randomly opening the garage doors.
It's a flaw in the systems of the garage door machines for some reason.
And some brands/models are worse than others.

If you DO NOT have a motorized garage door, it could be the house shifting, or if the wind blows a certain way it can catch the door and give it a nudge to open. Ground vibrations, earth movements, planes flying over, trains going past, tractors in a nearby field..............anything can nudge a door or window to open.

I'd have to see it in person if it isn't a motorized door, to give more accurate descriptions of what is causing it.

when I let my mustache and goatee grow out, I look like Fu Man Chu. :) I may be related to him. I am Korean-American.
