Around here all they are building are "luxury urban living apartments". There are no what most people would call normal apartments being built any longer.

3 bedroom, less than 1500 sqft going for more than 3 grand.

The city next door is helping to pay for the renovating an old building that once held 15 "efficiency apartments" and will now hold 4-6 depending on how they choose to finish it.

This has been the trend for the last decade and shit for brains OP wants to blame it all on the Fed Govt.
