Valuing Assets - What Trump Prosecutors Do Not Understand

Prosecutors understand alright but they follow orders from a higher authority if they want to keep their jobs. Trump built things and took chances and met payrolls with good wages for workers. Biden never had a real job but he and his family amassed a fortune and nobody knows or cares where it came from.
You know he declared bankruptcy a lot, right?

Valuing assets for two different purposes.

If your selling property , the determining factor is that the buyer agrees to the purchase price.

you have multiple buyers there can be a bidding war..

The winner may pay a higher price but he or she has decided they want the property and they can afford it.

Valuing an asset for a loan is different. They are not buying the property.

The lender is concerned with will he get paid back for the loan amount plus interest. Also in Trumps case he has multiple assets especially in NYC and other areas.

We don't know what the loan was for. He probably needed money for lawyers in all his case.

The case is about the defendants who made up valuations and inflated Trump's net worth to suit their business needs.

Trump net worth is the issue in the case. Yes it involves valuation of assets.

Trump ego is legendary and he inflates it all the time.

Inflating his assets which is an extension of Trump himself seems to be a open and shut case.

The question is over inflating his assets for business needs can be business fraud.

But hey everyone knows Trump is a fraud. He carry's a picture of Nixon in his wallet and he been heard to say " I'm not a Fraud"

Definitely. Here in Albuquerque, before COVID, many desirable homes were getting bids from buyers and as often as not the highest bidder paid above the appraised value of the property. This is a gamble for the buyer that the property will continue to appreciate in value but at that time, the properties were doing that.

In that kind of market, sellers often set the asking price higher than the appraised value.

There is absolutely nothing illegal in doing that.

But these buyers also had sufficient cash for substantial down payments as the lenders sure as heck won't lend more than the appraised value.

I can't imagine lending policies in New York are that much different.
I had already commented before, as soon as we start letting the government, judges and bureaucrats get away with doing things like this?

They are one step away from just seizing all the property, & nationalizing the entire economy.

The court’s were plitically biased in the past? If so, I would disagree then as well. Even if you believe that was the case in the recent past, two wrongs don’t make a right. It is dangerous for our country. Period.
 
First of all, for that kind of property in a higher zoned area with rental income, retail income, etc. it's GBA (Gross Building Area) is least important. If there is foot traffic then location would have value. No professional appraiser would even put the most weight for the valuation on GBA. Also, there may be areas in that building not part of GBA per regulations. Public areas, hall ways, lobby etc. Those areas may not have been included in the 10,966 measurement of which the source is not stated. Then curiously the article tries to compare Trump Tower to an apartment building that currently sold for 88 million. That's like comparing a multiplex with a hotel. Oh well....

And he lied on more than a dozen occasion on his financial statements given to the bank on every property he owns, NOT just Trump Tower, or Mara Lago, and not by the normal 10% - 20% difference it could be, that would be allowed.

Makes no difference what he said, no bank is going to take a borrower’s word for what their property is worth. Try to put your TDS aside for once and use you brain instead of your hatred. These valuations for bank loans are double checked by professionals at the bank and have to be underwritten by them as well. Going after the borrower is idiotic, if a DA suspects foul play, they'd go after the bank. This stupid DA is an idiot and you are an idiot to fall for it.

How do you know what the Sq.Ft. of his apartment is? Because that pin head Letitia James (who vowed to get Trump in her campaign) told you? Whether or not he inflated or deflated the value or size of his own property is not the issue. Do you think a county assessor is just going to take a property owner's word for it? This is not and has never been about simply mouthing off and exaggerating about the value of Trump's assets.....

It has always been about business filings.

The entity and individual defendants committed repeated and persistent fraud by preparing, certifying, and submitting to lenders and insurers false and misleading financial statements, SFCs...Statement of Financial Conditions.

Trump's accounting firm dropped Trump because they found out they were lying to the accounting firm who prepared the financial statements...
