It is possible to pay significantly less on property taxes than the local millage if you are over the age of sixty five or are a farmer. It is also very possible after a major down turn in the real estate market to be appraised at the auditors office much lower than what an appraiser who is not a mass appraiser. Auditors offices revalue every four years. The Appraiser you hire for loan purposes is going to be much more accurate than a mass appraiser for several reasons and a four year time period between the two appraisals could be a significant portion of the discrepancy. Futher more in specialty properties such as beach front or golf course lots for a couple examples can be grossly under appraised in a mass appraisal situation. Mass appraisals are not very accurate to start with, when one considers the numebr of parcels involved in a mass appraisal and the amount of money a mass appraisal company gets paid to do a mass appraisal. It works out to be about 12 minutes per parcel to work out a value and remain profiable. This is not nearly enough time to be accurate. One can dispute a mass appraisal valuation with the appraisal of a certified or licensed apraiser, how ever home owners are very unlikely to dispute a mass appraisers opinion if the mass apraisal came in low.
