Anyone who's ever dealt with subcontractors on a project could tell you horror stories about money paid and services not provided. Trump runs a scam on his subtrades. The subtrades will tell you how it works. They don't usually bid on projects this large but Donnie wants to give them a chance to play with the big fish, and he's heard great things about their work. Throughout their part of the build, Donnie is on site, telling them what great work they're doing. All progress draws are paid when invoiced without question. Donnie couldn't be more pleased with his decision to go with them.

Construction laws require a holdback until completeion. It's generally 15% of invoice. When the subtrade bills the contractor, he provides an affidavit saying that all labour and materials used, have been paid for, so the subtrade has already paid for his labour and supplies out of his own pocket. If he bills $100,000, he'll get $85,000, which he'll need to use to fund labours and materials for the next phase of the build. The remaining $15,000 is held back until completion. This is essentially, the sub-contractors' profits on the project.

Once the municipal inspector has certified the entire project is complete and the building permit is cleared, notice of the project is published, and 30 days later, the 15% holdbacks are released. That's when Trump squeezes them, claiming their work isn't satisfactory. He's cleared his permit so he doesn't need these guys and their work any more. He can't pay them the full amount he owes, because their work is unsatisfactory.

If their work was unsatisfactory, how did the permit clear? If their work was unsatisfactory, why were there no prior complaints or notifications, or requests to rectify? What Trump is counting is running out the clock. These little fish playing in the big pond have often mortgaged their homes, and need those holdback funds to replace business operating funds which were stretched past the limits in completing this project. Trump offers them 50 cents on the dollar, and if they accept that, he'll cut if further to 25. He bullies these people with threats of law suits and actual law suits. Over 3000 of them.

Trump uses his wealth and power to beat down small business owners and then he takes what is rightfully theirs: the 15% holdback funds on every single contract. Many small business owners have been bankrupted by Trump and his tactics. One committed suicide. The guy who supplied pianos to his casinos said he had to postpone retirement and continue to work to pay off the mortgage that remained on his home.

The fair housing commission in 1973 was a new operation, that had to show its worth, so they sued the Trump Organization.

Donald Trump realized the complaints of discrimination were bullshit and objected to the settlement, but the elder Trump decided to make the settlement anyhow. Even though Fred knew that the charges were bullshit, it was still undoubtably the smart move to make the settlement. Had they fought and won, it would have cost as much as paying, and they would have received the enmity of NYC housing bureaucrats. Better to have a good relationship with the bureaucrats than a bad one where they are always looking to cause you problems.

Since them, 45 years ago, Donald J. Trump doesn't have any similar complaints against him. Clean record. BTW, in 1973, Fred was in charge, not Donald.

Whren these people questioned whewther they could pay the higher balloon payments, they were told to just remortgage. But housing pricing started to fall & these mortgages were failing.

Those sellers knew the mortgages were questionable but they did not care because they just sold them to investment companies who bundles these bad mortgages with gopd mortgagres, bought AAA ratings & sold them to unsuspected investors.
